- SS Scan and National Criminal Pointer
Provides names, addresses, date of birth, and aliases, including maiden names as revealed by our SS Scan. All discovered name variations are then automatically searched through our high-speed, multi-jurisdictional data repository. Per the FCRA, when using reports for employment permissible purposes, this search is only used as a locator search to provide locations of possible records and not the actual case information (must be verified). - Tenant Credit with Credit Score
The Tenant Credit Report is an excellent way of determining the applicant’s previous payment history with other creditors. This information is gathered from the database of TransUnion, one of the largest credit reporting repositories in the USA. The report will show the credit payment pattern for the creditors the applicant has done business with, paid and unpaid collection accounts, monetary judgments, Federal and state tax liens, bankruptcies, and inquiry information. The FICO® Credit Score is a quick method for determining the applicant’s likelihood of paying their rent on a timely basis. The FCRA specifies that credentials and an onsite inspection of the client’s business address must take place in order to obtain credit reporting information on prospective tenants. The inspection requires a one-time onsite inspection fee.

- County Criminal
We utilize a team of researchers to access criminal records directly from the nearly 3200 county courthouses throughout the country based upon the counties you request. Rather than using an aggregate criminal database, we use public access terminals at the courthouse or “hand pulled” criminal searches to directly examine county criminal felony and/or misdemeanor court records. Property managers should request the County Criminal Search for all counties the applicant has lived, worked, or attended school for the past 7 years. Based upon the applicant’s address history from the SSN Search, the County Criminal Search is considered the most accurate and comprehensive criminal background search. Some counties charge an access fee, which will be added to the cost of the report.

- Civil Records
These relate to non-criminal lawsuits by or against a person or company. County Civil courts are searching the Upper courts and are based on the dollar amount of the action. The dollar amounts will vary by state and/or county. Civil Search of court records for, but not limited to: Wrongful terminations, litigated worker’s compensation suits, personal injury suits, product liability suits, sexual harassment, fraud, embezzlement, judgments for nonpayment of goods, and litigation related to divorce, marriage and child custody and other civil actions. Federal Civil actions relate to Federal statutes and would include EEOC, EPA, Treasury or SEC fraud, Civil Rights, etc. Results are dependent upon exact name match. These reports will be primarily used by commercial property management companies.

- State Repository
Accesses the statewide criminal repository for a given state, if available. Statewide Criminal Searches provide access to the public criminal records from the applicable state and may include felony, misdemeanor and/or traffic case information. The type of data and number of years of information will vary from state to state. It is important to know that not every county in a state reports at the state level, leaving voids. This report should not be the sole source of criminal information.

- Federal Criminal
Reports the records of crimes committed against Federal criminal laws. This information is not included on a county or statewide record, (i.e. bank robbery, interstate theft, kidnapping, etc.). This report is especially relevant for screening management and executive candidates for white-collar crimes. Federal Criminal results are name match only, and there are no additional identifiers available in these files

- Employment Verification

- MVR (Motor Vehicle Report)

The national sex offender registry search is critical for professionals and volunteers who will interact with youth or work in childcare, education, healthcare and human services environments. The search includes sex offender registration records from all 50 states plus the District of Columbia, Guam & Puerto Rico. Please note that the types of crimes that require registration vary by state. Therefore, not all individuals convicted of a sex crime in one state may be included in another state’s registry.
