- Tenant Assured
Tenant Assured provides actionable intelligence derived from tens of millions of landlord tenant records, the largest compilation of its kind, delivering critical information not available through credit reports alone. Tenant Assured leverages a highly-sophisticated, proprietary heuristic matching engine technology and examines billions of name and address history records to develop a complete picture of an individual’s historical residential leasing behaviors, including past court actions, unlawful detainers, monetary judgments, a court ordered possession (evictions) and property damage claims. Turnaround time is instant.
- Social Security Number (SNN) Search
When screening a prospective tenant, an important step is to begin to verify the individual’s identity by conducting a Social Security Number (SSN) Search. This search provides information on an applicant’s name, past addresses and movement patterns based on the SSN provided to us in the inquiry. (NOTE: the information from this particular search is not being provided from any direct access of the Social Security Administration’s database). This report will provide the applicant’s full name and/or alternate names used by the applicant, addresses where they may have resided as well as the dates when they resided there, their age/date of birth and phone information if available. It will also show if the SSN was used in the filing of a death claim. This search is used to determine which counties or states should be searched for criminal information. It is recommended that the property manager request reports on records going back at least 7 years for the applicant’s residences. Turnaround time is instant.
- Tenant Credit Report with Credit Score
The Tenant Credit Report is an excellent way of determining the applicant’s previous payment history with other creditors. This information is gathered from the database of TransUnion, one of the largest credit reporting repositories in the USA. The report will show the credit payment pattern for the creditors the applicant has done business with, paid and unpaid collection accounts, monetary judgments, Federal and state tax liens, bankruptcies, and inquiry information. The FICO® Credit Score is a quick method for determining the applicant’s likelihood of paying their rent on a timely basis. The FCRA specifies that a credentials and onsite inspection must take place in order for access to credit information and there is a fee for this inspection. Turnaround time is instant.
- ProScan Multi-Jurisdiction Database Search
An extensive report that includes an instant multi-state search of criminal records and much more from over 400 different databases that contain records from:
- State Repositories and Archives
- County Court Houses
- Administrative Office of the Court Records
- Sex Offender Registries
- Department of Corrections (DOC) Files
- OFAC and much more….
Per the FCRA, when info is returned showing that a record has been found, it is first proofed for accuracy and should be up to date before being delivered on the report. This report should not be used as the sole source of criminal information as the states quality varies based on what is databased for that area. Turnaround time is instant but if a criminal record is returned, the proofing process will take an average of 1 business days.
- County Criminal Courts
Utilizing a team of researchers to access criminal records directly from the nearly 3200 county courthouses throughout the country based upon the counties you requested be searched. Rather than using an aggregate criminal database, public access terminals at the courthouse or “hand pulled” criminal searches to directly examine county criminal felony and/or misdemeanor court records are utilized. Property managers should request the County Criminal Search for all counties the applicant has lived in, worked in, and went to school in, for the past 7 years. Based upon the applicant’s address history from the SSN Search, the County Criminal Search is considered the most accurate and comprehensive criminal background search. County Courthouse Searches may be ordered by clicking the convenient Auto Search button. Some counties charge an “access fee”, which will be added to the cost of the report. Average Turnaround Time is 1-3 business days.
- National Sex Offender Registry
The National Sex Offender Registry search is critical for property managers. The search includes sex offender registration records from all 50 states plus the District of Columbia, Guam, and Puerto Rico. Please note that the types of crimes that require registration vary by state. Therefore, not all individuals convicted of a sex crime in one state may be included in another state’s registry. Turnaround Time averages 1-2 days.
- State Criminal Search –Repository (Administrative Office of the Court (AOC)/ State Police Report
Accesses the statewide criminal repository for a given state, if available. Statewide Criminal Searches provide access to the public criminal records from the applicable state and may include felony, misdemeanor and/or traffic case information. The type of data and number of years of information will vary from state to state. It is important to know that not every county in a state reports at the state level, leaving voids. This report should not be the sole source of criminal information. Turnaround Time varies from state to state and averages 1-3 business days.
- Employment Verification
VeriCorp’s staff will make a direct call to the applicant’s employer to verify dates of service, job title, job duties, performance, attendance, reason for leaving, rehire status and general comments. Average Turnaround Time is 1-3 days.
- SSN Match Direct™
Processes the Form SSA-89 to retrieve 100% accurate results on Social Security Numbers. SSN Match Direct™ is the only way to receive data directly from the Social Security Administration. In order for this service to be used, the applicant must complete and sign the Form SSA-89, authorizing release of their information by the SSA. The report will provide a Match/No Match/Deceased result and is Patriot Act compliant. It also fulfills the FACTA Red Flag Rule requirement. Turnaround time is 1-2 business days.
- Drug Screening
Screens applicant for up to 5 different non-prescription drugs Turnaround Time for 5 panel test within 15 minutes for electronic results. Lab based test results range from instant for Negative up to 5 days for Non-Negatives.
- Civil Records Search
These relate to non-criminal lawsuits by or against a person or company. County Civil courts are searching the Upper courts and are based on the dollar amount of the action. The dollar amounts will vary by state and/or county. Civil Search of court records for, but not limited to: Wrongful terminations, litigated worker’s compensation suits, personal injury suits, product liability suits, sexual harassment, fraud, embezzlement, judgments for nonpayment of goods, and litigation related to divorce, marriage and child custody and other civil actions. Federal Civil actions relate to Federal statutes and would include EEOC, EPA, Treasury or SEC fraud, Civil Rights, etc. Results are dependent upon exact name match. These reports will be primarily used by commercial property management companies. Turnaround time is 1-3 business days.
